Scott C. Denlinger is a member of the firm’s Condominium and Community Association, Municipal, and Real Estate, Zoning, and Land Development practice groups.
Mr. Denlinger handles a broad range of real estate, zoning, and land use matters on behalf of corporate and individual clients, including applications to zoning hearing boards for variances and special exceptions, applications to municipal governing bodies for conditional uses, subdivisions to create new building lots, new land development projects, and transactional work related to the preparation of agreements of sale, commercial leases, commercial lending, deeds, easements, and declarations.
He also represents municipal clients in all aspects of local government, including preparation and negotiation of municipal contracts, leases and land development agreements, attendance at municipal meetings, and enforcement of municipal codes. Mr. Denlinger is the appointed Solicitor to the Borough of Phoenixville and the Pennridge Wastewater Treatment Authority.
Additionally, Mr. Denlinger represents clients in transactional real estate matters, such as the preparation of agreements of sale and documentation necessary to create planned community and condominium associations, including declarations, bylaws, public offering statements, and rules and regulations. He also reviews title reports on the behalf of clients and assists clients with the purchase of businesses through asset purchase agreements.
Personal Interests
When not practicing law, Mr. Denlinger enjoys cycling, hiking and skiing. He also previously served as an assistant athletic trainer for the Pittsburgh Steelers during the team’s 2009 Super Bowl Championship season.
